Existing Idle Industrial Building to Storage Faility

Rehabilitating-Existing-Idle-Industrial-Building_To-A-Storage-Facility-Part1, I discussed the general condition of the existing building.

In the following, I will discuss the condition of the building's Superstructure and Substructure:

The building is nominally 12 ft high single story with exterior load bearing block masonry walls, and steel columns and beams on the interior supporting a flat roof on wood joists. It is my understanding that the building has not been in gainful use for the past several years -- this has meant that the building has not received good housekeeping maintenance and has suffered from lack of attention and care. Lack of proper drainage from the roof has resulted in moisture penetration which has resulted in corrosion damage to steel lintels. The block masonry walls have also not received proper maintenance which has resulted in some broken blocks and missing mortar joints.

Inspite of disuse of the building over the past several years, structurally the building is repairable and can be rehabilitated and put to gainful use for many years to come.

The block masonry in all the exterior walls, especially at door and window openings is in need of repair -- replacing broken blocks, toothing where there are butt joints, providing missing mortar joints, and tuck pointing.

There are no tell tales of misalignment and/or leaning of the building. Although there are some ladder cracks in the block masonry walls, there is no indication of harmful differential settlement.

The interior steel column and beam framing is in good shape.

From spot inspection of the roof joists, the wood joists appear to be in good shape.

During my walkdown inspection of the substructure, spot excavation revealed that there is a trench footing for the exterior block masonry walls.

I did not notice any major cracks at the base of the walls, nor did I notice any leaning or mislignment. I also did not notice any differential settlement, nor did I notice any other such thing that will be of concern from structural stability or structural integrity viewpoint.

So, the substructure overall is in good shape.
